If you cannot be in India to buy, sell or register, a Power of Attorney (POA) lets a trusted person — or our desk — act for you. Done properly it is safe and routine; done loosely it invites trouble.
Specific vs general
Prefer a specific POA naming the exact property and acts (sign the deed, present for registration, receive/pay consideration) over a broad general POA. Narrow scope is safer.
The POA is then stamped/adjudicated in India (typically within about three months of receipt) and, where the act is a sale, may need to be registered. We handle the stamping and registration locally.
How does an NRI make a Power of Attorney from abroad?
Draft it, execute in your country, then apostille it (Hague-convention countries) or get it attested at the Indian Embassy/Consulate; it is then stamped in India and registered where required.
Specific or general POA for property?
A specific POA naming the exact property and acts is safer than a broad general POA — keep the scope narrow.
Does a POA need to be registered in India?
For sale transactions a POA generally needs to be stamped and registered in India; we handle the local stamping and registration.
Can Hobo Sapience act under my POA?
Yes — under a specific, Lawyer-vetted POA, our local desk can present for registration and complete formalities on your behalf.
