The buying process, step by step

We shortlist to your budget and use, verify the title chain, encumbrance certificate and — for a RERA project — the promoter's RERA registration, sanctioned plans and possession, then move to a written agreement to sell. Stamp duty and the registration fee are paid on the higher of your consideration or the notified collector (circle) rate, the deed is registered at the Haryana / Punjab / Chandigarh Sub-Registrar, and we close by getting the mutation (intkaal) recorded in your name.

Costs to budget beyond the price

Beyond the headline price, budget for stamp duty and registration (charged on the higher of consideration or collector rate — Haryana gives women registrants a concession), legal and due-diligence fees, GST where applicable on under-construction property, and 1% TDS under Section 194-IA on a resident purchase of ₹50 lakh or more (Section 195 where the seller is an NRI). Rates and concessions change — we confirm the current notified figure before you commit and never invent a rupee amount.

Buying as an NRI — remotely

NRIs and OCIs buy across India without flying in: a registered or apostilled Power of Attorney lets a trusted representative sign, funds move through NRE/NRO or inward remittance, and we handle TDS, lower-TDS (Form 13) where relevant, and the documentation end to end.
