Pricing turns on access, water, road frontage and CLU potential rather than a single per-foot rate — these are indicative ranges, and we appraise and confirm the current ask for each specific parcel.
How we facilitate — title, zoning & CLU
We check title and the mutation chain, the Haryana PLPA / forest position, any change-of-land-use (CLU) requirement, and access and water before you commit. In Haryana — unlike Himachal's Section 118 — there is no general domicile bar on buying agricultural land, but the zoning, PLPA and CLU status decide what you can actually build, so we verify it up front. We never invent a figure; we confirm the current ask, title and zoning before any visit.

Can I build a farmhouse on agricultural land near Panchkula?
It depends on the parcel's zoning and any change-of-land-use (CLU) permission, plus the Haryana PLPA / forest position for hill parcels. We check all of this before you commit and tell you plainly what is buildable and what is not — we never assume.
Is there a domicile restriction on buying farmland in Haryana?
Haryana does not impose the kind of domicile bar Himachal does under Section 118 of its Tenancy & Land Reforms Act. Agricultural land can generally be bought, but the usable value depends on zoning, CLU and PLPA/forest status, which we verify parcel by parcel.
