What the loading percentage is

Loading is the share of the quoted area that covers common space — lobbies, staircases, lifts, corridors. Carpet area is what remains inside your walls. Two projects can quote the same rate and hand over very different homes, and the difference sits entirely in this one number.

Why the per-square-foot figure matters

A rate quoted on super built-up always looks lower than the same money quoted on carpet. Comparing one against the other tells you nothing. Convert both to the same basis before deciding which is dearer.

What this does not do

It supplies no circle rate, no market rate and no view on what loading is reasonable — those vary by project and by town, and the RERA carpet area recorded in the agreement is the figure that governs. Confirm against the builder’s RERA filing before relying on anything here.
